Please read carefully before committing to a rental agreement 

PLEASE READ OUR PROVISIONAL TERMS & CONDITIONS OF RENTAL. ANY AGREEMENT TO RENT OUR APARTMENT WILL BE MADE IN THE UNDERSTANDING THAT THESE HAVE BEEN READ & UNDERSTOOD BY THE RENTEE. THIS IS BINDING AND FORMS PART OF THE LET AGREEMENT:
 
1. Rentals are agreed on a minimum 6 months basis but can be extended as required, if the rentor is satisfied that all the conditions of rental WILL continue to be obeserved.
2. Contracts are on a 6 month extendable basis - in other words should you wish to stay a further period of up to 6 months then a new contract will be offered for that period (minimum 2 month extensions). The rentor has the right to terminate the rental contract at any time provided provided 4 weeks notice is given, THE RENTEE MAY DO SO AT 5 MONTHS OR ANY MONTH THEREAFTER.
3. The rentee will agree to take good care of the apartment, the contents owned by and included by the rentor, fully and respect the rules of the community (the rentee is responsible for obtaining a copy of these from Marinasol). Any behaviour reported to the rentor by other members of the community that is considered to be anti-social, will give grounds for an automatic termination of the contract. In such a case only two weeks notice need be given by the rentor to the rentee. The rentor has the final decision to invoke termination on this basis.
4. Dogs & cats (max of 2) will be allowed but this is very much dependent on the rentee giving an undertaking that they are responsible animal owners and that they will ensure their animals do not cause damage or mess to the rentors property or that of the community. Animal mess must be cleaend up the rentee of anyone associated with the care of their animals.
5. Security bond - this not negotiable and will be at 2 x the monthly rate to be held by the rentor. This sum will be refunded at the end of any contract period but subject to any outstanding financial debts owed by the rentee to either:
 i. The rentor
ii. The community
iii. Any utility company connected to the rentors property
The rentor will use a proportionate amount of this bond to make good any loss as above, including damage to the rentors property or missing property (other than fair wear & tear through reasonable & normal usage of the apartment) & similarly any such loss to the community.
6. The rentee will be responsible for insuring himself / herself & other members of family, or friends who use the apartment for all of their own possessions & indemnities toward third party persons.
7. The rentor will endeavour to make good any repairs or replacement to the buildings & contents where this can be attributed to expected usage of the property. However, where the rentee or any persons that the rentee allows to use the apartment, has caused any such problem to occur through neglect or deliberate act he or she will be responsible to make good the repaiers or such replacment at their own cost. In such cases the rentor will not be liable and no obligation can be attached to the owners of the apartment to be so liable.
8. The rentee will not be liable for any damage caused by the previous occupants, the rentor will point out any previous damage during a pre-arranged move in inspection.
9. A formal contract will be provided to the rentee who must agree to the terms & conditions within.
